Anne has recently Project Managed the upgrade of this property. The property was left in a poor state having been empty for over a year. Due to the location of the property; having a skip was not an option; thus the first major operation was to remove about 10 large boot loads of rubbish to the local tip. One of Anne's strengths is that she has the ability to strategically plan ahead and organise trades to attend in order of the jobs needing to be done.
Whilst the rubbish was being removed - the windows and front door were replaced and the whole flat was rewired. The client was wanting the flat to be let as soon as possible, so there was a reasonably tight schedule. In addition to the wiring, a new bathroom (including water cylinder, and tiling) and new kitchen were installed. All the internal doors were replaced and all the walls were replastered.
To finish off, the whole flat was decorated, carpets fitted, blinds fitted and curtains hung. The client was delighted to be informed by the letting agent that due to the standard of the finish the rental income was going to be approx 10% more than anticipated. This was in fact achieved a week after the property was bought to the market.
Anne is skilled at liaising with trade personnel, organising timings and making sure that the project was finished to the standard required. Inevitably there are always hiccups, which on this project included a leak into the downstairs flat and the garden shed being blown upside down in a recent gale. Anne's quick attention and good relationship with both the neighbours and tradesman meant that the problems were dealt with quickly and efficiently.
